Odenton Gateway Taking Shape in Odenton Town Center

Odenton residents have been surprised in recent months by the sheer volume of dirt and rubble (the remnants of Route 175 construction) being moved along the road between Winmark Center and Sappington Circle.

That’s due to the start of Odenton Gateway, a project born of a joint venture between Reliable Contracting Co. and Elm Street Development on the consolidated Otto-Baldwin property. Reliable has since sold its interests, however, and Elm Street retains just a pad site.

The most visible addition to Odenton’s landscape at this site will be the new $14 million, 60,000-square-foot medical center being constructed in a partnership between Anne Arundel Health System and Johns Hopkins Medicine. The project will add to primary care and specialty services currently provided by Hopkins in the Winmark Center; an urgent care facility is expected to be located on the adjoining pad site. The center is expected to open in fall 2012.

The medical service expansion in Odenton is driven by the incoming Base Realignment and Closure (BRAC) personnel and other growth at Fort Meade. Hopkins currently has more than 10,000 tri-care beneficiaries under contract, so it makes sense to provide specialty services closer to Fort Meade to serve them.

Services currently expected in the new building include an 8,500-square-foot orthopedics practice, comprehensive imaging facility, medical/surgical oncology and primary care. A small pharmacy and lab services also will be included, primarily serving the building. As all of these practices will be expanding to Odenton, rather than relocating existing practices, this will result in increased area employment, with a ratio of four staff members expected for every new physician.

Located behind the medical facilities will be the 254-apartment Haven at Odenton Gateway, recently purchased by Johnson Development Associates, a luxury apartment provider from South Carolina.

While its location on Route 175 makes Odenton Gateway the most visible project underway in the Odenton Town Center, it is not the largest. After several years on hold, The Village at Odenton Station, the county’s first transit-oriented development, is now well under construction across from the MARC station.

With 57,000 square feet of retail space and 235 apartments, this Dolben Company project will offer a true opportunity for Anne Arundel County residents to live and play within their home community, while accessing commuter lines to transit to Baltimore and Washington. Projected completion date for The Village at Odenton Station is July 2012. Retail leasing is underway.

Other projects in progress in the Odenton Town Center include Town Center Commons, with 104 townhomes at the MARC station secondary lot (which adjoins Town Center Boulevard), and the Courts at Bonaventure, another townhome development located on Route 175 that is almost complete. The Seven Oaks Office Building, with almost 69,000 square feet of office space directly across from the post, is complete and leasing.

In addition, a number of projects are in the pipeline and set to begin by early 2012, including Flats170 at Academy Yard, with 273 apartments on the old Nevamar site; and Alta at Town Center, with 175 apartments and first-floor retail at the intersection of Hale Street and Nevada Avenue.
